Assessor
advises of reassessment process;
Notices of Value to go out May 1
The Broomfield Assessor Department is working on the
2011 reappraisal. Throughout Colorado,
there is a state mandated reappraisal that occurs every odd numbered year. The
new values reflect the real estate market sale activity that has occurred from
July 2008 through June 30, 2010.
The Broomfield Assessor will
mail Notices of Value to all real property owners by May 1 and to personal
property owners by June 15. New values are to reflect market value of your
property as of June 30, 2010. This Notice of Value is to inform owners of the
new property value and give them the opportunity to visit with the Broomfield appraisal staff regarding your real
property values. Some values may have changed due to new construction, addition
or remodel to the existing structure, change in land status, or change in
property use.
These values should represent
market value as of June 30, 2010 based upon what existed on the property as of
January 1, 2011. Sales from July 2008 through June 30, 2010 were used to
establish this value.
The month of May is
statutorily reserved for property owners to visit the
assessor’s office and discuss any concerns they may have
regarding the value placed on their property.
Broomfield
appraisal staff will be available and ready to answer your questions. It is our
goal to help you understand the property tax process. We will help to explain
your value, show you comparable sales in your area and go over your property
characteristics with you.
Notices of Value (NOV) will be
mailed to all property owners on May 1st. PLEASE EXAMINE THIS NOTICE
CAREFULLY. Taxes paid in 2012 will be based upon this value.
The goal of all
assessors is to establish fair and equitable values for all
taxable property in the state. If there are any mistakes in your legal
description, ownership, mailing address, property classification, property
attributes, or if you want to question your value, please visit the Broomfield
Assessor’s Department or mail in the bottom portion of your Notice of Valuation.
By statue, this must be done on or before June 1, 2011 in order to have a review
of your value.
The Broomfield Assessor’s
Department is found in the west wing of the municipal building located at One DesCombes Drive in Broomfield. Personnel in the Central Records
Office are prepared to assist and direct questions any taxpayer may have between
the hours of 8:00 a.m.
and 5:00 p.m.
